The Meditate garden annexe is a popular choice for those looking for an independent living space outside of their home. Coming with a bedroom, shower room, kitchenette and living area as standard, it’s perfect for families with adult children or older relatives, or it can even be used as a holiday rental.
Although the Meditate has a standard layout, there’s plenty of opportunity to make this annexe bespoke. Built to a minimum size of 21sqm and a maximum of 30.5sqm, there’s space to customise the Meditate room to suit your needs.
Meditate is the happy medium for most customers, with a double bedroom, kitchen and living area. It ticks all the boxes whilst still sitting within a compact footprint. Fancy the kitchen on the other side? No problem. We’re fully flexible when it comes to design and layout, so check out some of our examples.

Annexes are ‘habitable’ spaces, and they may require planning permission. Although this makes the project timelines longer than Garden Rooms, the benefit of having the options of living and sleeping in them is a huge benefit.
Absolutely! Rarely are two garden rooms the same, we’ll create a garden room that’s bespoke to you and your needs.
In most cases, our standard garden room buildings (up to 30sq metres) do not require planning permission as they are built to comply with permitted development rights. However, rooms that are ‘habitable’ such as bedrooms, do require planning permission and building regulations.
Put simply, a garden annexe is a ‘habitable room’ meaning it contains living accommodation. Due to this, planning permission will need to be obtained and building regulations approval will also be required, but don’t worry we can help with all this. The construction of the building is also modified to adhere to all of the above.
All our garden rooms come with ground screws, all professionally fitted and guaranteed.
Garden rooms are designed to permanent structures and withstand the test of time meaning it would not be practical to move them once they have been built.
