Our approach to planning permission

As a garden annexe is a habitable space (i.e., it includes a kitchen, bathroom and at times, bedrooms), planning permission is required prior to build. The plan for your annexe will need to undergo extensive planning and pass building regulations – but we can help you with this process as a part of our service.

  • Do I need planning permission?

    Planning permission is not required for a garden room (in most cases), but planning permission is needed for a garden annexe. This is because an annexe is a room that’s ‘habitable’ – for example, includes bedrooms, a bathroom, etc. We recommend customers check they have permitted development rights first, Custom Garden Rooms are on hand to help if needed.

  • What is the difference between a garden annexe and garden room?

    Put simply, a garden annexe is a ‘habitable room’ meaning it contains living accommodation. Due to this, planning permission will need to be obtained and building regulations approval will also be required, but don’t worry we can help with all this. The construction of the building is also modified to adhere to all of the above.

  • What are your average lead times?

    Typically, our custom outdoor living spaces are completed between 6 and 12 weeks. If you need something a little different or we think there will be any issues with your build which will affect this lead time, we will let you know ahead of your project starting.
