Put simply, a garden annexe is a ‘habitable room’ meaning it contains living accommodation.
A garden room is a versatile space for hobbies, offices, or relaxation and usually does not require planning permission.
A garden annexe is a ‘habitable room’ meaning is designed for living accommodation (sleeping, full bathrooms, kitchens), requiring planning permission and building regulations. Due to this, planning permission will need to be obtained and building regulations approval will also be required, but don’t worry we can help with all this. The construction of the building is also modified to adhere to all of the above.
Our Annexes or Stay Pods are the perfect solution for adding a habitable room to your garden room. If you require more than 30 square metres, take a look at our Annexe range.
Our Multi Pods offer multiple rooms which are accessible from the exterior as well as the inside access. The extra space is excellent for additional storage for things like gym equipment, craft materials, stationery and filing, outdoor dining and garden equipment.
In most cases, you won’t need planning permission for a Custom Garden Rooms build. We design our garden rooms to meet Permitted Development rules, which cover most properties that have these rights in place.
If you’re not sure whether you have Permitted Development (PD) rights, just get in touch with our planning team or check with your local council. There is also useful guidance on the UK Planning Portal.
If you’re thinking about a habitable space such as an Annexe or a Stay Pod, you’ll usually need either to meet Caravan Act requirements or require full planning permission.
You can also find more detail about planning permission on our website.
Living in a conservation area imposes stricter planning rules. Permitted development rights may be restricted or removed, so you typically need to get planning permission for garden rooms in conservation areas.
It is essential to check with your local planning authority for specific rules applicable to your conservation area, as additional restrictions may apply.
Permitted development rights are UK planning rules that let you carry out certain building works, like compliant garden rooms, without full planning permission if they meet specific size, height, location, and use criteria. If you are a homeowner and require a garden room which is not habitable and under 30 square meters, you should be covered, however, we recommend you check this with your local authority.
In most cases homes will have permitted development rights, however it is always worth checking. If you live in an article 4 area, then permitted development rights may have been removed and planning permission will be necessary. Please contact your local planning department for more information or get in touch with us if you need any further guidance on this. More information can be found here – UK Planning Portal.
Yes, our expert planning team at NAPC can handle the entire process for you, from feasibility checks and detailed drawings to recommendations and liaising with local authorities. Our Start a Project form gives you an instant estimated quote based on your chosen size, with the option to add extra details so we can fully understand your vision, requirements, and the scope of your project.
Our minimum lead time from accepting your quote to installation is 4 weeks. Typically, installations are booked 8 to 12 weeks in advance.
Lead times may vary depending on the season and current bookings. Annexes and Stay Pods might require longer lead times due to permissions and compliance processes. Booking early helps secure your preferred installation date.
On installation day, our friendly and professional team will arrive at your home ready to bring your garden room dream to life. They’ll start by preparing the site and fitting the ground screw foundations, which create a strong, level base without any messy digging.
Then, they’ll carefully assemble your garden room, fitting the insulated panels, UPVC doors and windows, flooring, and electrical fixtures. Most installs are done within just 1 to 2 days, so you’ll have your beautiful new space quickly. Throughout the day, our team will work respectfully and keep things tidy, answering any questions you have before leaving you to enjoy your stunning new garden room.
To help things go smoothly, it’s great if the area where your garden room will go is clear of any furniture, plants, or other items. Keeping pathways open also helps our team bring in materials easily. If you have little ones or pets, keeping them safely away from the work area is really appreciated for everyone’s safety.
Other than that, there’s nothing you need to worry about, we’ll take care of everything with care and respect, making the process as easy and enjoyable for you as possible.
At the site survey we’ll confirm the location you have in mind, or help advise if you’re still deciding. We’ll measure up, check access routes for delivery, and assess ground conditions to plan the right foundations. It’s also a chance to talk through your ideas, answer questions, and make sure all the practical details are covered so everything is ready for a smooth installation.
It’s a friendly, relaxed meeting designed to make sure everything is just right before we start your exciting project.
To help our team have a smooth and easy installation, it’s best if the area where your garden room will go is nice and clear. If you could move any garden furniture, plants, or other things out of the way, that would be a great help.
Also, keeping pathways clear so the team can bring in materials without any trouble makes a big difference. And if you have pets or little ones, please keep them safely out of the work area for everyone’s safety.
Other than that, you can just relax and get ready to enjoy your new garden room, we’ll take care of the rest!
Custom Garden Rooms are unique with our building methods and due to this approach we are able to fit our garden rooms closure to boundaries, compared to competitiors. The rules are as follows:
Anything up to 15sm can go right up to a boundary line, anything between 15 and 30sm would require 1m distance from boundary to garden room – UNLESS the building is substantially contructed using no combustable materials. Luckily our rooms fit this requirement, unlike timbre frame garden room companies, so therefore we are able to satisfy building regulations and get closer to the boubdaries even on larger garden rooms. You can find more information here – planning portal.
To ensure a smooth installation and allow for future maintenance, we recommend leaving at least 1 meter (about 3 feet) of clear space around all sides of your garden room.
This space allows our team to safely access and manoeuvre during installation, and later provides easy access for cleaning, repairs, or any upgrades you might want.
If your site has any specific constraints, please let us know during your site survey so we can plan accordingly and ensure everything fits perfectly.
We certainly can! We use adjustable ground screw foundations that create a strong, level base without the need for heavy excavation. They’re eco-friendly, quick to install, and perfect for uneven or sloping gardens. During your site survey, we’ll check the ground conditions and plan the best foundation solution for your space.
Yes, all of our custom garden rooms and annexes come with a 10-year structural warranty. You will receive warranty certificate upon completion. Further details can be found here.
Our warranties cover our customers with the following:
Structural design and manufacturing faults: Covered for 10 years, including protection against rot and corrosion.
Door and window hinges, locks, and external decking: Covered for 3 years, including rot, corrosion, and structural faults.
External fascia’s, internal linings and trims, floor coverings, internal accessories, and blinds: Covered for 1 year.
We provide our customers with a certificate documenting your warranty for easy reference. All coverage is subject to the terms, conditions, and exclusions detailed on our website and assumes normal residential use and proper maintenance. Full details are available: customgardenrooms.com/about/warranty.
A “lifetime guarantee” sounds great, but it’s often not as generous as it seems. In many cases, “lifetime” means the expected life of the product, and the company decides what that is. It can also come with a lot of exclusions buried in the small print.
Our 10-year warranty is different. It’s a clear, legally backed promise that spells out exactly what’s covered and for how long. It protects you during the years when issues are most likely to occur, and it’s a commitment we know we can stand behind.
Plus, every warranty is supported by a certificate issued after installation, giving you formal documentation for your records and extra peace of mind. No vague terms, no hidden catch, just straightforward cover you can rely on.
To keep your Custom Garden Room Pod looking its best and ensure its longevity, here are some simple maintenance tips based on its premium materials and features:
Cedar Cladding: This natural wood weathers beautifully over time. To maintain its rich colour, we recommend using a reputable UV-protection oil such as Osmo. Regularly remove dirt and debris by gently brushing or rinsing with water.
Composite Cladding (Optional): Requires very low upkeep, just clean occasionally with soapy water to keep it fresh and neat.
UPVC Sliding Doors and Windows: Wipe glass and frames with mild detergent and water for clarity and smooth operation. Periodically lubricate the sliding tracks to prevent sticking.
Roof and Drainage: Clear gutters and drainage channels of leaves and debris regularly to avoid water build-up or damage.
Interior Surfaces: Dust and clean surfaces routinely. For plastered walls, promptly address stains and avoid impacts to maintain a smooth, pristine finish.
Flooring: Use suitable non-abrasive cleaners on laminate floors and avoid excess water to prevent damage.
Additional Features: Follow manufacturer care instructions for extras like integrated blinds, acoustic panels, or air conditioning to keep them performing well and looking good.
Following these care guidelines will help preserve the stylish look and comfortable feel of your garden room for many years.
Our garden rooms are designed to withstand a variety of weather conditions, ensuring durability and comfort year-round:
Robust construction: The pods are built with high-quality, timber-framed insulated wall panels and sturdy ground screw foundations, engineered for strength and stability.
Weather-resistant materials: The exterior features premium cedar cladding (or optional composite cladding) that is naturally weather-resistant, protecting your garden room from rain, wind, and sun exposure.
Insulation: With 100mm Kingspan insulated walls, roof, and floor panels, your garden room maintains a comfortable internal temperature despite external weather changes.
UPVC sliding doors and windows: These are double-glazed and sealed to prevent drafts and water ingress, enhancing weather protection.
Designed for longevity: The garden pods come with a 10-year structural guarantee and have a life expectancy exceeding 40 years, proving their ability to endure the UK’s climate.
Overall, your garden room is crafted to provide a warm, dry, and secure space regardless of bad weather. Regular maintenance, such as keeping gutters clear, will further help protect your investment.

Your garden room is delivered as a pre-packed kit, typically to your driveway or garden access point. We coordinate delivery to ensure there’s enough space and easy access. After delivery, professional installation is arranged to complete your garden room. Please let us know of any special access requirements in advance to ensure a smooth process.
As our buildings are modular and constructed in panel form, this ensures easy access during delivery and assembly. We have yet to encounter an access problem we couldn’t overcome and will always try and find a solution, even in challenging situations. Typically, access through a side gate is ideal and usually sufficient.
Yes, we can still deliver your garden room even if you don’t have a side entrance. We work with you to find the best delivery and installation solution based on your available access points. Our team will assess your site during the initial visit and plan accordingly to ensure your garden room can be safely delivered and installed, even if access is limited.

Yes, all internal electrics are included. Most garden rooms come as standard with three double sockets and an LED lighting system. Additional electrical options are available on request.
External connection to your mains supply is NOT included as standard. Our qualified electricians can provide a quotation for this service, or you’re welcome to arrange for your own electrician to complete the work before installation begins.
No, heating is not supplied as standard. However, we recommend a simple, cost‑effective solution such as an oil‑filled radiator with a timer and thermostat. Treat your garden room as you would an extension of your home, heating it in winter to maintain a comfortable ambient temperature. Thanks to the excellent U‑values achieved through our construction methods, keeping your space warm and efficient is easy.
Yes, air conditioning units can be fully installed. Simply select this option as an add‑on in your quotation.
There are a few ways to get a fast, reliable internet connection in your garden room.
You don’t need planning permission to install Wi-Fi, and the best option depends on your distance from the house, your budget, and how you plan to use the space. For regular work or streaming, a direct ethernet cable or mesh system is recommended for speed and reliability.
While Wi-Fi installation is not included as standard, feel free to speak with our electrician, who can provide a quote for the installation if needed.
Yes, we can install toilet facilities within your garden room, it is however important as with any garden room that you differentiate between a habitable room that maybe subject to planning permission and a more standard garden room building.

Technically, yes, a garden room can be dismantled and rebuilt elsewhere. However, the process can be time‑consuming and expensive. Since a high‑quality garden room can add up to 15% to your property’s value, we usually recommend leaving it in place to increase your sale price and opting for a new one at your next home if you need extra space.
